Evaluating the value of a website

A way to analyze a website and determine its real valute

I would want to know an accurate way of evaluating the value of a website. I understand that before the value is determined there are a lot of factors that have to be analyzed.

For example the ranking of the site, the amount of traffic it is receiving and the number of backlinks it has.

Can you suggest any website to take care of the evalution

Basically (from what I know) it is annual revenue times two. In the case of a much larger site, you can use revenue times 10.

the formula I've often heard used is "2 years x annual profit" (different from revenue!)

Mind you, that would have valued Facebook at zero when "those in the know" were valuing it in mega-billions so what do I know?
